Common Interest Developments
An Historical Overview of CID Development

This paper provides an historical overview of common interest developments ("CIDs") in the United States. Prior to 1960, CIDs and their corresponding homeowner associations were relatively uncommon, but their legal underpinnings were in the process of development. Since the 1960s, the popularity of CIDs has grown tremendously, and federal projections show that the growth will continue. This paper divides the history of CIDs into five phases and provides a brief description of the main developments of each phase, starting with the origins of CIDs and concluding with a description of the current structure of CIDs.
